Morton Properties is a large residential property management company in Rochester. They own numerous buildings and hundreds of apartment units on the south east side of the city. Most of their apartments are on or around Park Avenue.

One of the more prominent Morton Properties buildings is The Congressional building.

2008-03-30 23:55:40   I resided in an apartment managed by Morton Properties for over six months (2006 - 2007). They were very willing to work with my situation (were open to a sublet) and were very responsive to any problems I had (i.e. when I locked myself out). There was brief construction in the apartment building and they made sure that all of the residents were aware well ahead of time. When my door lock was broken they responded immediately. Very pleasant to work with. —ErinDorney


2010-01-13 21:52:49   I know Morton property vary well I worked and lived with in this company for sometime...Let me tell you lisa the office manager has know clue on how to run or manage this company...for the time I worked there Morton only passed two c/o's out of ten and 95% of the time its for lead paint..... They have a slob contractor with drug use helpers.... the apartments are full of mice,ants.spiders and rat.Roof leak's everywhere garbage all over the place .....what It comes down to is the apts are nasty and the office people are jokes and the maintenance crew are all under 26 and have no exp. .....if you live here add your comments please and tell the public about the oxford slumloards —dontlivehere


2012-03-29 21:22:29   do not rent from these people, i have rented from them for about 3 years. I have reported issues with mice, the oven not working, water leaking into my bathroom, my car being smashed into while i was sleeping (twice) in the parking lot. None of these issues have been resolved and they have been more then unprofessional when dealing with my complaints of these issues. Not to mention the damage to the property from the roof leaking has caused enormous cracks in my bathroom that have been left not repaired, as well as huge potholes in the driveway causing my car to be scraped up every time i enter the driveway. My car was towed from the back lot the other day after living there for 3 years, and they basically told me that this was my fault and i was responsible to pay for the towing, even though my vehicle was registered in the office......STAY FAR AWAY, i cant wait to move out!!!! —steviejohanna

2012-06-12 11:44:58   I WISH I HAD SEEN ALL THE MORTON PROPERTY REVIEWS BEFORE DECIDING TO LIVE ANYWHERE EVEN REMOTELY ASSOCIATED WITH THEIR CONDUCT I am currently living in a building owned and run by the 'ladies at the office' and only have a few complaints;
1: They will NOT call you the LEGAL 24 hours before letting a maintenance guy into an apartment. In fact, if they call you at all, it MIGHT be 5 minutes before they give him the go-ahead to let himself in; with a key to YOUR HOME. Tough cookies if you're not there, or if you have nice things laying around like money or panties or whatnot. Breaking and entering? They're Morton Properties. They're beyond the law.
2: The fact that my downstairs neighbor is a Vietnam Veteran on OXYGEN seems like reason enough to bend over backwards about any kind of maintenance issue; however this is not the case. A gaping, Asbestos-dripping hole, 2ft by 1 foot, is yawning in the ceiling of the communal hallway after their corner-cutting maintenance guys tried to fix a leak, couldn't, and then decided to leave it as is. At the time of this writing, it has been there for 5 days, despite myself and my neighbors calling about it. The leak is NOT fixed, my shower is now unable to drain and is in fact now leaking THROUGH the asbestos-filled hole and onto the landing for everyone to walk through and track into their apartments.
3: The unprofessional "landlord", Lisa, at the office, had the gall to blame me, a tenant of 10 months, for 3 YEARS worth (this estimate is being confirmed by my OWN licensed contractors) of water-damage and wood-rot to my bathroom floor, under which there is NO waterproofing or proper seals on any of the ancient pipes nor around the tub (ALL OF THIS IS VISIBLE THROUGH THE AFOREMENTIONED HOLE). She called my cosigner, CONNED 600 dollars out of him for "damages", then proceeded to call me, somehow forgot to mention that 600 dollars, said that not calling about the leak was negligent (I DID call, as did my neighbors, and they were upset to hear that she flat-out lied to me) and when I called her out on her "good-cop bad-cop" act she had nothing to say- except to inform me they're not letting me renew my lease; to which I replied; "Thank God for giving me a reason to move out of this dump." "It wasn't a dump until YOU moved in." was Lisa's answer.
The maintenance guys have been nothing but sweethearts to me and my neighbors, albeit a little under-trained and under-funded to make proper repairs-and I am planning on holding their bosses, Morton Properties responsible for the toxic situation my neighbors and I find ourselves in, as well as the ad-homenin attacks on their tenets. The Veterans Outreach Center, The Housing Council of Rochester, and the US Department of Housing and Urban Development have been contacted, as well as the Office of Occupational Safety and Health have been contacted and I am moving my home to something more credible as soon as possible. If you feel you are being taken advantage of by these people, especially if they assume you are young and stupid, like they think I am. When you signed that lease, your agreement was to pay for your home, their agreement was to provide a habitable home for you to live in. —Squiles


2013-11-19 12:57:20   Having already called 311 and property management (twice), I feel my bitching about having no heat should have been rectified...No such luck. It's November 19th, 35 degrees outside, and my heat has been completely off for no less than 24 hours. It's FREEZING in my apartment, and apparently when you advertise "free heat," that means NO HEAT if you are Morton Properties. I feel like I have no recourse at this point, as nothing seems to get done about this. I have officially had it with this place. —EdPatrick

2016-12-29 11:38:56   Created an account here just to say how impressed I was with Morton Properties. I lived in one of their apartments for 2 years. Every repair request I called in was taken care of within 2 days, they made many attempts to deal with a difficult squirrel problem, staff was friendly and courteous, and they were flexible with subletting. Very helpful that a shovel and salt is always available, loved my parking pass and knowing I always had off-street parking. I was surprised to read the negative comments below as I recommend them to anyone who is looking for a rental!! —EmilyGriffin
